STEP 2 – Have your Client Complete our Online Application

Send your client to https://www.managementpros.com/rental-application/ for instructions and an overview video.

TIP: If your clients are not good with computers, then help them complete this on your laptop or on a computer in your office.

Each adult over age 18 that will be living in the property must complete an online application and pay their application fee.

Earnest Money Deposit (1 month’s rent) is due within 2 business days of application approval

WHAT’S REQUIRED TO APPLY?

#1 – Each adult (18yrs and older) must apply and each must pay a $65 application fee.

#2 – Proof of income showing all adults combined monthly income totals at least 2.5 – 3 times the monthly rent amount.

#3 – Three years of accurate landlord references (note: per FACTA Identity Theft regulations, we report false landlord references to credit bureaus and local law authorities).

#4 – If you have pets, a digital photo of you with your pet(s) must be submitted. You may send photos to [email protected] or upload them during your application

WHAT DOCUMENTATION DO I NEED TO UPLOAD?

Government issued ID (Driver’s License, Passport, or Military ID)
2 months most recent pay stubs
- OR employers info and offer letter if new at job
- OR 2 years of Income Tax Returns + 3 months bank statements if self-employed

WHAT WOULD CAUSE AN AUTOMATIC DECLINE?

Reasons for decline include, but are not limited to: evictions, unpaid balances due to past landlords, credit score beneath 550, insufficient income, unsatisfactory references, felony convictions, recent bankruptcies, as well as unqualified occupants, pets and/or vehicles.

IF MY CREDIT ISN’T PERFECT, CAN I STILL BE APPROVED?

Clients with good credit / income / references will be approved at the security deposit amount published in the listing. Those with less than perfect credit can be approved at up to a double security deposit.

WHAT ABOUT MULTIPLE/COMPETING APPLICATIONS?

With our 24×7 online application process, it is possible for competing applications to arrive. The approval process is NOT first-come, first-served. Real Property Management PROS will disclose to all parties the existence of multiple offers. Each application is processed according to identical tenant selection criteria and the best application/offer will be accepted.

IS THE APPLICATION FEE REFUNDABLE?

In order to evaluate the various applications it is necessary for Real Property Management PROS to expend time and cost in credit reports, criminal reports, and other administrative cost. Hence, our policy is that the application fee is NON-refundable. If your application is approvable, but not the approved one for the property for which you are applying, you may consider applying for other available properties that we may have, without payment of an additional application fee.
