A common question we often hear is – how does property management work? People want to know what property managers do. Today, we’re providing a quick overview.
What Does a Property Manager Do? Leasing
There are two services we provide for our clients. The first is leasing. We market your property to find well-qualified tenants, and then we sign them to a lease. It’s similar to hiring a real estate agent to sell your home. But in this case, you’re hiring us to be your broker and get it rented. We specialize in leasing. We’ve screened thousands of tenants, and we have a good process in place. We know what makes a good tenant. The worst mistake you could make as a landlord is to let the wrong people into your property.
What Do Property Managers Do? Ongoing Management
Once your tenants are in place, we come to the second part of what we do: ongoing professional property management. We handle all interactions with the tenants so you never have to deal with those tenants directly. Whatever they need, they contact us. We’re answering the telephone 24 hours a day and 7 days a week. If there’s an emergency maintenance situation, we can dispatch contractors right away to get that problem under control before there is any further damage to your property.
We handle rent collection. If the tenant is late paying rent, we send out notices. We do everything according to the law to get that situation resolved. Our track record for rent collection is really good. That goes hand in hand with our leasing services. If you pick the right people, you’ll have success with them paying rent on time.
How Do Property Management Companies Work? Property Protection
Property inspections protect your investment. At the beginning of a lease, before the tenants take possession, we inspect the property, and then we do it again when they are moving out. This helps us hold those tenants accountable for any damage they caused. Normal wear and tear is to be expected, and you cannot take any money from the security deposit for that. However, we do deduct for damage. Our expert knowledge and experience helps us decide what to deduct and when.
We also inspect the property during the tenancy. We take a quick look around while the property is occupied to make sure everything is okay. We always expect tenants to report problems, but if they don’t notice something or they neglect to report an issue, we can take care of it. We don’t want problems to go on without attention. It’s better to solve problems while they’re small rather than waiting for them to get worse.
Property managers also take care of bookkeeping, accounting, collections, and anything the tenants need. We make owning property simple for you. All you need to do is check your monthly rent deposits.
