We manage properties all over northern Virginia – not only for “reluctant landlords,” but also for large real estate companies, on both the buying and selling sides of the fence. (Who do you think keeps the vacant properties in tip-top shape?) From an outsider’s perspective, we’ve seen what sort of marketing works for real estate professionals. And sometimes, it’s not something they did strategically; it was just an unusual idea that happened to work very well.
So, we thought we might share some of the best marketing ideas we’ve seen:
Focus On Community
From a certain perspective, it makes sense to focus on places where people are most likely thinking about buying or selling a home. Sure, you’re pre-qualifying your leads, but so is every real estate professional in the area. That doesn’t set you apart.
People tend to give their business to professionals whose values match up with theirs. So what better way to telegraph those values than to sponsor something that screams “community-minded?” Whether it’s sponsoring a library fundraising drive or a recreational day in the park, you can do a lot more to demonstrate that you see yourself as part of a vibrant community, and that you, like them, will do your part to make it the best community around.
Think Outside the Fridge Magnet Box
A staple of real estate marketing is to blazon your name and number on something that potential clients will see every day. For years and years, this has meant fridge magnets, pens and coffee cups. Enough already! How about something a little different? Dog bowls, notepads. A framed photo of their new property after every sale?
By being creative here, you can overcome the blase attitude most people have towards freebies — and it might help you make some sales.
Expand Your Focus
Similar to switching up your swag, try breaking the mold when it comes to targeting potential buyers — home expos, garden shows, car exhibitions, investment seminars. Sure, all these people probably own homes already. But maybe they don’t. Or maybe they’re looking to upsize, downsize, or have friends and family who are looking. Anywhere you can avoid the crowds by doing a little extra leg-work, you’re bound to receive dividends from the effort.
We hope you got at least a few ideas from this article, and we wish you much success with these strategies!
