To ensure a smooth application experience, please review the following summary of our rental qualifications and application process. This outlines the essential requirements and guidelines to help you understand what’s needed for a successful application.

• Required Information: Government-issued ID, four most recent pay stubs (or two years of tax returns plus three months of bank statements if self-employed), residence history and landlord contact info for the last 3 years. All adults aged 18+ must apply and pay a non-refundable $65 application fee.
• Security Deposits: Applicants with better credit and references will generally be approved at a security deposit of one month’s rent. Applicants with combined credit scores below 660 and references may still be approved at up to a double deposit.
• Common Reasons to be Declined: These can include any of the following – evictions, unpaid landlord balances, credit scores below 550, insufficient income, unsatisfactory references, recent bankruptcies, unqualified occupants/pets/vehicles, and certain felony convictions (drug manufacture/distribution, violent crimes, sexual offenses). It’s imperative that ALL of our residents and tenants fully understand and acknowledge our pet and animal-related policies. This also includes residents and tenants who do not own a pet or animal.

We require EVERYONE to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. Real Property Management Pros accepts both service animals and emotional support animals in accordance with state and federal laws. All applicants with an assistance animal—whether a service animal or ESA—must complete a profile through PetScreening as part of the application process. This allows us to properly document and accommodate approved assistance animals.

Many of our homes are pet-friendly and will accept a maximum of two pets that are at least one year old. There may be additional size/weight/breed restrictions depending on landlord or association rules and regulations. Exceptions are made on a case-by-case basis for applicants who do not meet those criteria and may involve higher fees than those specified below.

If your pet is approved, your lease will include a pet addendum and you will need to pay a non-refundable pet fee of $350 per pet plus a monthly pet administration fee of $30 per pet (two animals maximum, there may be specific size/weight/breed restrictions).
