Keeping Your Home Safe & Comfortable: Maintenance Support

We’re committed to ensuring your comfort and safety in your new home. We use Property Meld, a convenient online system, to manage all maintenance requests. For urgent situations requiring immediate attention, we also have a 24/7 emergency maintenance hotline.

Submitting Routine Maintenance Requests

For all non-emergency maintenance needs, please submit your request through our Property Meld system. This allows for the fastest and most efficient resolution. When submitting a request, please provide as much detail as possible, including:

  • Photos of the issue
  • Make, model, and color of any appliances involved (if applicable)
  • A clear description of the problem

The more information you provide, the quicker our team can diagnose the issue and dispatch the appropriate help.

Emergency Maintenance Situations

For issues requiring immediate action to prevent risk to life or property, please call our 24/7 Emergency Maintenance Hotline at 703-810-3587. If the situation is life-threatening, always call 911 first, then call our hotline.

What Constitutes an Emergency?

An emergency is defined as a situation that poses an immediate threat to the safety of residents or the property itself. Examples include, but are not limited to:

Fire: Call 911 first, then call our hotline.
Gas Smell: Call the gas company first, then call our hotline.
Carbon Monoxide Detector Sounding: Call 911 first, then call our hotline.
Immediate Electrical Danger: Sparks, smoke, or exposed wires. Turn off the main circuit breaker first, then call our hotline.
Flooding: Significant water intrusion that cannot be contained with towels and sponges. Turn off the main water valve first, then call our hotline.
Sewage Leak/Backup: Call our hotline.
Fallen Tree on House or Blocking Driveway: Call our hotline.
Inability to Secure Home: Broken doors or windows at ground level. Call our hotline.

Non-Emergency Examples

Routine maintenance issues, such as a leaky faucet or a running toilet (unless it’s overflowing), are not considered emergencies.  Please submit these requests through Property Meld. Important NoteUsing the emergency hotline for non-emergency situations may result in unnecessary charges.
